The Property Investment Agency presents a hands-on property investment for an investor wanting
a high cash owing asset but also the luxury of having a long-term tenant who covers all required
bills as part of the current tenancy agreement. The property is a four-bedroom, one-bathroom HMO (house in multiple occupation) and has a live tenancy agreement for a length of 5 years as of
April 2024.
The vendor is currently wanting to sell as they are hoping to release equity from the entire
property to reinvest into a bigger project.
SOCIAL HOUSING LEASE
The is currently a 5 year lease in place with a local community interest company whom pay monthly rent of £1,646 pcm.
The payment terms ensure that payment is made upfront and not in arrears, on the 16th of every month.
The lease also covers general wear and tear in the property, void periods, utility bills and council tax. The
energy account holder is currently the provider and council tax is currently paid by the provider.
A property management service is available at a fixed monthly fee of 7% of the monthly gross rental income.
The management includes all communications with the provider and organisation of landlord duties such as gas safety certification, required PAT testing etc. Any general maintenance work required will be organised and sent to the landlord prior to any work being carried out for approval and payment.
